Southeast Community Plan includes special development areas
The Southeast Community Plan was adopted in July 2004 and amended in 2004 and 2005. During that process, the Planning Commission recognized that some of the community's infrastructure could not accommodate expected development - so, the Commission adopted an IDA (Infrastructure Deficiency Area) policy to support potential growth.
The IDA policy requires that developers planning projects in certain areas of the Southeast community provide roadway improvements within the existing public right of way, with total linear footage and location of those improvements determined by the policy's guidelines. Specific information on the IDA, and on the Community Plan, appears in the table below.
The Southeast community also includes two UDOs (Urban Design Overlays). UDOs are an added overlay of zoning which can help preserve a specific area's character or contribute to the creation of a new character; details of the Carother's Crossing UDO, approved in January 2007, and the Lenox Village UDO, approved in August 2005, are in the table below.
