Antioch/Priest Lake Community Plan (Subarea 13)

BakertownBakertown/Antioch Pike SP goes to Planning Commission Sept. 25

Planners have been working with Bakertown residents through the summer to draw up special zoning which would limit traffic and control industrial development in that community.  Comments and public input at two community meetings contributed to the draft plan posted below.

Antioch/Priest Lake Community Plan

The Metropolitan Planning Commission adopted the current Antioch/Priest Lake Community Plan on July 10, 2003, and amended it in January and May, 2004.  Both amendments are included on this page.

The Antioch/Priest Lake Community also has two Urban Design Overlays, additional zoning which sets design standards for specific areas.

The Structure Plan maps in the Community Plan follow land-use policies set forth in the Land Use Policy Application document or "LUPA". On August 14, 2008, the Planning Commission approved a new land-use document, the Community Character Manual, which replaces the Land Use Policy Application.  The CCM will be used as community plans and amendments are updated in Subarea 13.

Urban Design Overlays

An Urban Design Overlay, or UDO, is a zoning tool that requires specific design standards for development in a designated area. Details

Specific Plans

"Specific Plan District,” generally known as “SP” zoning, refers to a new type of base zoning district, not an overlay, which is not subject to traditional zoning districts’ development standards. Under SP zoning, design standards established for that specific development are written into the zone change ordinance.

Developers who use SP zoning must still follow historic and redevelopment guidelines, subdivision and stormwater regulations, and the goals and objectives of the General Plan.
