About the Plan
The West Nashville Community Plan is part of the NashvilleNext long-range plan. Periodically, amendments that include supplemental policy guidance may be adopted by the Planning Commission. Supplemental policies and additional studies are found below under Related Plan Documents.
All of the Planning Department's fourteen Community Plans are guided by the Community Character Manual, a document which provides detailed policy guidance based on the look and feel of neighborhoods, centers, corridors, and open spaces.

Rock Harbor Marina
Supplemental Policy Area for Rock Harbor Marina provides additional guidance for creating a substantial buffer between adjacent industrial businesses and any residential uses along Robertson Avenue coupled with careful attention in designing site access to avoid conflicts with industrial traffic.
Centennial Area
Supplemental Policy Area (SPA) for Centennial Area
For this area to transition to a vibrant mixed use neighborhood, additional infrastructure to create complete streets is needed and will be a vital component of future development and redevelopment. As such, the Planning Commission adopted a Supplemental Policy Area on 2/18/2022 that addresses enhancing mobility and connectivity.
Charlotte Avenue
Charlotte Avenue Corridor Plan - The corridor plan for Charlotte Avenue illustrates the community's vision, taking into account various interests and balanced with sound planning principles. The corridor plan is used as a starting point for discussing future entitlements and public and private investment, including zone changes and development applications. 33rd Avenue North and Trevor Street
Supplemental Policy Area (SPA) for 33rd Avenue North and Trevor Street - The Supplemental Policy for this area addresses the unique features and characteristics of these properties, including steep slopes and interstate right-of-way, while allowing residential and limited office uses. This guidance will be considered for all applicable zoning and development applications.
Robertson Avenue
Supplemental Policy Area for Robertson Avenue Area specifies a height limit for this mixed use area.
Aquinas College Institutional Overlay
The Aquinas College Institutional Overlay, was adopted in November 2008. Institutional Overlays provide development rules for specific areas and work in cooperation with existing residential zoning.
