Opportunity For Public Comment – Zoning Code Amendment Cluster Lot Option Becomes Conservation Development
The Metro Planning Department staff is currently accepting public comment on a draft amendment to the Zoning Code to replace the Cluster Lot Option with Conservation Development. At the direction of the Metro Planning Commission, Planning staff evaluated the existing Cluster Lot Option standards and developed recommendations for revisions. These revisions are called Conservation Development. Your comments on the draft proposal are welcome prior to finalizing the amendments for consideration by the Planning Commission. Once finalized, this proposal will be considered at an upcoming public hearing.

The Conservation Development is a set of alternative zoning standards that may be utilized in the design of residential subdivisions. The draft amendments would clarify the purpose of these standards as follows:
- To provide flexibility in design of subdivisions within residential zoning districts to promote environmental resource protection.
- To preserve unique or sensitive natural resources such as steep slopes; hillsides; streams, wetlands, floodways and floodplains; problem soils; archaeological resources; and unique vegetation or native forests.
- To permit clustering of lots on less environmentally sensitive areas of the site.
