The Cluster Lot - or residential conservation development– option is a set of alternative zoning standards that may be utilized in the design of residential subdivisions. The draft amendments would clarify the purpose of these standards as follows:
- To provide flexibility in design of subdivisions within residential zoning districts to promote environmental resource protection.
- To preserve unique or sensitive natural resources such as steep slopes; hillsides; streams, wetlands, floodways and floodplains; problem soils; archaeological resources; and unique vegetation or native forests.
- To permit clustering of lots on less environmentally sensitive areas of the site.
